Decree-law 2/2025 of March 17: new rules for tourist rentals in the Canary Islands
Published in the Official Bulletin of the Canary Islands (BOC) No. 54 on March 18, 2025, this law introduces urgent rules on tourist property use.
It changes Law 2/2013 on tourism and its 2015 regulation. The goal is to reduce pressure on residential housing caused by mass tourism.
Many homes are now used for short-term rentals. This limits housing availability for full-time residents.
The new law increases control. It ensures tourist rentals follow the law and don’t harm neighborhood balance.
Main updates
There is now a legal obligation to follow the authorized tourist use. Owners must have a license to rent their properties to tourists.

Updated 2015 regulation
